February 2016 Market Update for NoBo

Dakota Ridge Neighborhood.

There were no single family or condo/townhome sales during the month of January.  January is usually the slowest month of the year for closings because it follows two major holiday’s.

Now that we are into 2016, it’s a good time to recap single family home sales in 2015 in the for the Dakota Ridge Neighborhood area.  2015 saw 27 single family sales with a total sales volume of $24,751,991, compared to 13 single family home sales in 2014, and a sales volume of $12,584,160.   The median single family sales price in 2015 was $896,000.

 

Holiday Neighborhood.

The Holiday neighborhood had one sale during the month of January; 4730 Holiday, 2 bedroom/1 bath condo which sold for $168,095.  This was a City of Boulder Affordable housing unit.

A recap of the Holiday Neighborhood sales for 2015 we saw 7 single family home sales with a sales volume of $4,792,200, compared to 4 sales in 2014 with a sales volume of $2,482,000.
