February 2016 Market Update for The Creek

We have already zoomed through 1 month in 2016.  The days are moving as quickly as the real estate market. Our market in The Creek never disappoints (if you are a seller).  Sellers continue to list their homes at the top of the market and are getting offers within days and closing for at least what they are asking.  This is how the market makes moves upward, a little at a time, but over a few months it adds up to a large gain.

Here are the numbers from January.  Creekview had 3 homes sell.  2 with basements and 1 without.  Homes with basements averaged a sales price of $366,450.  Days on market average 2.5 and price per sq ft averaged $195.63
Homes without basements averaged (based on 1 sale) a sales price of $328,900, price per sq ft was $170.68 and days on market was 21.
Southcreek had 6 solds.  All 6 were townhomes.  The average sales price was $282,180, average price per sq ft was $179.86 and average days on market was 4.5
The Creek currently has 1 active listing in Creekview and 13 homes under contract.  10 of the under contract properties are townhomes and the other 3 are single family homes in Southcreek

It’s looking like everything in Southcreek will soon be 300k and up. The exclusion may be the townhomes with a 1 car garage, but they are still in the mid to upper 200k range. That’s impressive appreciation in such a short time. That being said, we are still one of the most affordable spots in the immediate area.  The Creek is in high demand and for good reason!  So when you list your home, aim for the top of the market and make sure your Realtor meets with the appraiser to share comps and their knowledge of the area.  This can make a difference of thousands of dollars for you at the closing table.   Sure, anyone can sell your home in this market, but who wouldn’t love to make a few extra grand?  Know your Realtor and make sure your Realtor knows YOUR market.  Happy Selling!
