There are currently just six homes active in our neighborhood with an average days on market of 22 days. One of these listings is a $1.7M home that sits on 3.2 acres which will obviously need just the right buyer. The average price per finished SF is $183 (again slightly higher than average due to the acreage home for sale). We are still seeing this neighborhood have huge success with the $325,000-375,000 homes. Some upgrades are typical due to the age of the majority of the homes, but most homes being listed are not complete remodels.
There were a total of 12 sales in July versus the 13 in June. The average days on market was 21. The average priced per finished SF was $176- up from $169/pfsf in June. There was one new Richmond home that sold in July for almost $520,000- way higher than the typical Ralston Estates home. The average home sale price in July was $370,977. June and July were very similar months in terms of homes sold and pricing. This is to be expected as buyers rushed to get into their new homes before the school year starts up.
Our community continues to be active and desirable for buyers. However, I predict we will see a slight decrease in sales as we head into September. Compared to the hot early summer months where it was typical to have 10-15 offers in for the same home, I’m seeing slightly less competition for homes and we can expect to see less offers.
