There are 6 single family detached homes available on the market at this time, and 11 under contract. This is a big jump from last month, that had only 5 homes under contract. Of these homes, we only saw one new listing hit the market, and one that was previously under contract is now back on the market. While both are in the $450-$470k range, they are very different homes. Center Drive has unobstructed panoramic views, and Cole Court is remodeled top to bottom. The rest of the inventory has been sitting on the market since as far back as August.
In the condo/townhome market, there are 5 homes available – with 4 new listings in November. 690 S. Youngfield is a great townhome that has been on the market since September, probably because it is a 2 bedroom where most of the action has been with 3 bedroom homes. There are currently 11 homes under contract, so inventory is really turning in the condo/townhome category.
At this time, the only 3 bedroom condos/townhomes available are over $235,000 and range in price up to $308,000. That is a big jump from this time last year, when the average price of a townhome was $215,000.
In October 2015 there were 5 single family homes that sold, averaging 19 days on the market and selling for an average of $398,600. 853 S. Coors Drive was on the market since late July, and received only 82% of asking price. The average price per square foot is $152.93.
There were also 5 condo/townhomes sold in October, averaging over $226,000 sold price with only 7 days on the market. Average price per square foot total is comparable to that of the single family homes at $149.97 total. Condos/townhomes received an average of 101% of the asking price in October.
