I can’t believe its been so warm in Boulder lately. This fall warm weather and beautiful fall colors is helping the real estate market avoid the typical fall/winter slow down. Currently there are 18 homes for sale (of which half are under-contract).

As we head into the fall and winter months the seasonality of real estate in Colorado will slowly shift the market to be a bit more balanced between buyers and sellers. So far though it’s been an extended summer in terms of real estate trends. There are still some good options for those getting into the market late. Our market will still lean more towards sellers with a continued lack of inventory. Although the market still favors the seller, there are less buyers this time of year and less probability of competing with 5-10 offers on a given property.
In the greater Eisenhower area of neighborhoods the number of sales dropped to 4 homes last month.

However, a very interesting fact for September on the front range as a whole is that for the first time since I can remember, the volume of sales in September was greater than that in August. This is the indication that the market is still active and moving in an upward direction. It will cool off in October-December, but maybe not as much as one would think.
So the big takeaway in looking at past sales and the current market is that there is still a great opportunity to buy or sell a home. Winter is coming, but the market is still hot!
