The real estate market is starting to see the change in the season. August saw a good sales volume typical for the warm weather market and end of the summer selling season. With a total sales volume for the North Lone Tree area at a respectable $13,489,000.00, from a total of 21 sold homes. September’s sales volume was at an equally respectable $8,610,250.00, from a total of 14 sold homes in the area. What’s most interesting about these figures is the total Days on the Market (DOM). For the Detached Single Family market, the Days on Market saw a sharp decline from August’s numbers. Augusts average Days on the Market were 63 days, September’s average Days on the Market were 39.4 days. Obviously, the shorter days increased interest in getting settled before the snow flies. On the Attached Single Family side there was a slight increase in the Days on the Market from 17.75 days on August to 25.5 days in September. Not a huge difference, if you’re not the seller, but a few days less is always welcome if you’re on the selling side of the house.
