There are currently 14 homes Under Contract in the Secrest sub area. The average price point for these 14 homes is $279,900. Next month we will know if these homes close above this price point in overbids.

All the homes Under contract in this sub area are Ranch Homes and most have newer updated kitchens and the carpets in the living rooms have been pulled to support new hard wood floors. If you want to sell in the future, remodel kitchen and baths and buyers LOVE hard woods..

There are 6 homes on the market and they are averaging 20 days on the market. For the over priced homes, watch out, we are out of spring and summer and homes are not selling in 1 day any more.

The home that is active on 6599 Depew Ct shows very poorly on mls pictures, it is a rental and priced at $250,000. I think the best way to get this sold might be wait for the renter to move out and polish the home up so it shows great.

The market is slowing down so you need a clean pretty home prices exactly at market value to bring in a solid buyer.

The solds in the month of September have been a mix if two story and mostly Ranch homes. The average price point of solds for the 1500-2500 square feet have sold at $293,000.

The homes in September have sold in 10 days on average.

There was one home that changed the stats where is took 41 days to sell because it was listed way too high in the beginning. It was a beautiful Ranch home with all the bells and whistles but it was listed at $317,000 but ended up selling for $299,000.
Homes priced too high will take a lot longer the sell!

The recent homes sold for the month of September 2015 sold in 10 days and my prediction is that the The Fall (Oct, Nov, and December 2015 ) the homes will be selling in 20-30 days of market. Things are slower now, you can still fetch top price but you need an clean, open, nice home that is priced perfect… !
