With all the new listings that came up in August, September was a busy month for closes & the average close price keeps creeping up.  Generally, prices fall a little this time of year, as things start to slow down, but this area, particularly Village West, is seeing it’s highest price points ever, with 2200 Scarborough on the market for $389,900 and a brand new listing just on the market for $425,000!  This puts the average price of all current listings at just over $327,000!  As of right now, there are 11 current listings, 9 of which are under contract, with average days to contract being 13.5.  The majority of listings are still going under contract within a week.

The listings that sold in September had prices ranging from $269,900 to $357,000 & the majority of them sold for over asking price at an average of $14,000 over (ranging from $2k-25k over), while three of them sold for an average of $15,000 under asking price & one sold for exactly at asking.  Generally, the homes that went under contract in the first 5 days got over asking price & the ones that stayed on the market closer to 2-3 weeks or more received under asking price.  Therefore, price & appearance of the home in those first few days is critical!
