Infographic: October 2015 Market Update for Troutman Park

201510. Oct - Troutman Park Infographic

Right now in Troutman Park’s neighborhoods:

10 homes are listed for sale.
9 of those are currently under contract.

This leaves 418 Thrasher St as the only property available!

The average price per square foot for these homes is $159.81

One trend we’ve noticed with the seasonality of real estate sales here in Fort Collins is the significant decline in buyer activity in August and September. Most home owners do not realized this however and continue to put homes up for sale during this time (often at very high prices)! This creates a temporary swell in available inventory and more favorable conditions for buyers.

To give you an idea of how this pertains to your neighborhood:

6 of the 9 homes currently under contract had to reduce their list price anywhere from $2,500-$30,000 to find a buyer!

4307 Widgeon St. $249,900-$239,900
4301 Hummingbird Dr. $249,000-$243,500
4461 Starflower Dr. $270,000-$260,000
819 Woodland Way $279,900-$277,400
936 Bitterbrush Ln. $347,900-$337,900
3909 Century Dr. $380,000-$350,000

In September 2015:

Homes Sold – 8
Total Volume – $2,394,300
Price Range – $256,800-$325,000
Average Price – $299,287
Average Days on Market – 50

In September 2014

Homes Sold – 6
Total Volume – $1,479,900
Price Range – $235,000-$265,000
Average Price – $246,650
Average Days on Market – 47

The average sales price for Troutman Park last month is up 21.34% over the average from homes sold in September of 2014.

Much of this is a reflection of our markets general appreciation but there is another variable worth mentioning. This year more owners are realizing how much return they are netting from preparing their homes for sale and offering some updates rather than the original fixtures that we saw in many of the places sold last year.
What this data tells me is how important timing the seasonality of local sales can be. Right now buyers can get a much better deal than they would have seen in March-July because of the drastically reduced competition and temporary flood of inventory.

Sellers are able to maximize their proceeds when they offer their home for sale in the Spring through July.

If you’re thinking about selling a home in the Troutman Park community it would be wise to start considering preparations for selling next year. As we come upon the holidays activity will slow down as it always does. Once we get into the new year things will start to pick up and take off with buyers actively returning to compete for the purchase of properties.
