For the month of August, Cherry Hills Village had new listings hit the market. The top three listings are: 3 Lynn Road ($8,195,000), 4603 S Denice Drive ($6,345,000), and 4501 E Mansfield Avenue ($3,100,000). It’s nice to see seller confidence remain strong, creating the active asking average PSF of $374. This is a 17.6% increase over the sold PSF three month average. The sold/list price average for the month was a strong 95% and average Days on Market was a short 22 days of which 66% went under contract within 27 days or less. 

CHV had a total of 9 recorded closings for the month of August with the notable high sales price being $4,150,000 for 4601 S Franklin Street in Old Cherry Hills which never actually hit the market. The average sold price for the month was $1,721,844, just under the 3 month sold price average of $1,859,392. July saw a total of 14 sales with the highest sold property being the beautiful 15 acre property, 4001 E Quincy Ave. Character Builders of Colorado staked their sign in the ground and there is no doubt that they are working with the new owners to create something beautiful on this visible corner of S.Colorado Blvd. and Quincy.
September should be an equally strong, if not stronger month for CHV and number of homes sold. With 10 reported homes under contract for the month of August, there might be a few unreported and reported sales to be added to that list before the month end. Since mortgage interest rates did not increase after the dip in the market on August 21st, buyers are still able to have strong purchasing power, so if you are thinking of selling–this is good news.
