Still chugging along in The Creek. We had 9 sold homes vs 12 last month. There are currently 9 homes under contract and 1 active listing. The one active listing was listed a week ago, but price is on the high side for the market, which is why it is still active. I have no doubt it will sell sometime in the next few weeks.

Southcreek had a total of 7 homes sold. 3 single family and 4 townhomes. The single family homes average sold price was $342,667 vs $345,000 last month. The average price per sq ft above grade was $158.95 vs $166.50 last month The average days on the market was 6.6 which is up slightly higher than 4 from last month. There are currently 3 single family homes under contract in Southcreek.
Southcreek townhomes average a sold price of $243,000 vs $247,214 last month. The average price per sq ft was $180.46 this month vs $174 last month and the average days on market was 5 this month. There are currently 3 townhomes under contract in Southcreek.
Creekview had 2 sold homes sold this month both without basements. The average sold price for no basements was $ 294,000 vs $300,000 last month. The average price per sq ft was $185.84 vs $166.85 last month. The average days on the market was 3.5 this month vs 5 last month. There is currently 1 home under contract with a basement in Creekview.
There were no homes sold with basements in Creekview this month but there are 2 under contract homes with basements. Next month we will have some numbers for basement homes.
