January 2016 Market Update for Buffalo Run Outlook

There are currently 14 available homes for sale in the Buffalo Run/Outlook area. Only 4 of which are older homes. The other 10 are all new builds. Five of the new builds are listed by Lokal, a local builder with prices starting at $360k up to $413k. The homes are located at the Fairways at Buffalo Run.

Two of the new builds are located at the Outlook Pointe subdivision. Those home prices are starting at $330k.
The other 3 new builds that are on the market on the new condominiums being built by CPM Construction at the Jasper Street condominium complex. These prices are starting at $257k

As always there is a big variation in price point in this area from golf course view to condominiums.

There were 15 homes sold in December 2015 with average price per square foot of $153 and average days on the market being 25 . Condominium average price per sq foot was $192.
A year ago in December, the average sq foot rate was $148 with an average days on market being 47.

We have a great variety of home styles in this area. The highest home sold in December 2015 was $438,729 which was a new build with partial finished basement in golf course community. Lowest priced home sold was $197,500 for a two bedroom two bath condominium.

The Buffalo Run/Outlook area is right on point with the rest of the growth on the Front Range.

This is still a great time to sale if life circumstances have changed and you need to move to buy up. As a seller you can benefit greatly in this market. As a buyer, you just need to make sure you are prepared and have a really great agent to help secure your next new home!
