Currently the MLS is offering 65 single family homes for sale. 99 single family homes are under contract. Tell tale signs that Buyers were certainly out shopping over the holidays. In the past week eight homes introduced themselves to market.

One of my favorite “Pending” properties is IRES 780615 409 Dunmire St, Frederick, 80530. It listed for a whopping $159,900 and sits on a 9,300 sq ft lot. What a sweet little investment at 926 sqft/2bed/1ba. If you blinked, you missed it. Days to Offer: 3 Its exciting when we see inventory offered under $200K for a single family that is in good condition.

 

Earlier this week I shared our market predictions for the year: Real Estate Market Update 2015 Wrap-up and 2016 “Real Estate Predictions: Can You Say Déjà vu?” For those who missed it, it was packed with our recap and of course, year ahead predictions. In Weld County, 2015 sales volume increased 18.2% on a year-over-year basis in December and was up 8.2% compared to November. Our 2016 prediction is a near carbon copy of last year where we’re still seeing the compass pointing in favor of Sellers, however, this is not halting Buyers from entering the marketplace. Appreciation rates will continue to rise along the front range. If you have any questions, please know I am here to be of help with information.
