Monthly Market Update for Mead, Meadowvale, Oak Meadows, Mountain Shadows, Idaho Creek

Happy 2016 everyone!  We have a new year upon us!   Do we think the market will be different than last year?  Slower?  Favor buyers more?  Well, I think “More of the same as last year” is the most likely scenario!  We still have a severe shortage of homes on the market, buyers are still out there, searching high and low for a reasonable price range and some choices.  Did your mom ever tell you “honey, you can’t get everything!”    No truer statement has been made huh?  In life and in this market.  You must be able to roll with it and try to stay calm.

For homes over $400K the market has slowed its frantic pace in a larger degree, than the mid to lower price ranges.  From a buyer’s perspective it might be a good time to be shopping in that price range ($400k and up) since you might have a bit more to choose from, without the pressure of competition. Spring will bring strong again this year in this price range, as people try to figure out their living situation before the next school year starts, which will quickly deplete that inventory.

I don’t see any slowdown for the housing market since jobs and other economic factors keep applying the pressure.  At least for the foreseeable future!

Looking at these numbers, we can see that everything under the $300k mark is selling quickly, as usual!  For the homes under contract we have a pretty wide range of prices, which signals the market’s continuation of a strong presence.

How does this compare to recent December  sales?

2011- $1,434,700

2012- $622,500

2013- $2,271,000

2014- $4,673,800

2015- $4,055,030

Isn’t it interesting how the numbers were hovering in an area , and then in 2013 started to drastically jump!  The front range is seeing this , and Mead is no exception.

We are back to a constrained amount of inventory, but that’s not too surprising , given the season.    I’m hopeful we will see some more movement in the spring time!

Spotlight on Mountain Shadows

This months update on Journey homes-

The Signature Series of homes by Journey is really close to completion with it’s final homes being pushed through the door.   Most of these homes feature higher end finishes and have some amazing views of the mountains and the new lakes being built in the area.
