January 2016 Market Update for Roxborough

December saw a slight uptick in sales from November, however new listings fell off of a cliff. Only five new listings in December left inventory at a very low 55 active listings. Here are currently only five listings under $400k.

2016 is projected to have Denver top the nation with 7.7% appreciation according to the Denver Business Journal. This follows an 11.7 growth amount in 2015, which also topped the nation. Roxborough has some interesting market conditions that will have some interesting pressures on home prices. With the construction kicking off on Sterling Ranch, we should see an increase in interest to Roxborough. However, with a drastic increase in inventory due to the new project, it will be interesting to see how activity changes in the neighborhood.
If you are in the price point under $400k, this will probably continue the rapid appreciation that we have enjoyed the last several years. Homes around Crystal Lake, and Chatfield Farms will see the most competition as these homes will be in the closest competition in price point to most of the new builds in Sterling Ranch. The Park is such a different animal that there will probably be no real change in how homes will appreciate in this market.
As rapid appreciation slows just a bit, and inventory increases, it will become vitally important to price correctly and for your home to look it’s absolutely best.
