In the past month we saw 31 new listing come on to the market with 13 under contract. We are seeing more listings along 14th and 15th which is keeping prices for the most part uniform.
We are seeing several 1 bed 1 baths sitting around $500,000 which seems high. there are several 2-3 beds going for the same price
We are seeing the number of 1 and 2 bedroom condos sold to be about the same. There are only a handful of 3 bedrooms on the market.
Right now, the supply is very limited. Demand is still up, this can be seen in the percent of listing price received (100%).
I think that this would be a great time to list. The number of new listings compared to last year is down, but the overall number of sales are up. When it comes to the condo and townhouse market, sellers are receiving 100% of the list price. This is up over 1% since September 2014. Prices are also 20% higher than those from last September. With the number of days on the market being around 22, might as well have your condo under contract before the end of the year!
