I was excited to see this home since I sold the vacant land kitty/ corner to it for the Conifer Mountain Homeowner’s Association a few years ago and I have always liked the long, private driveway that this home has and wondered about the home itself. Overall, it is a quality home with a lot of space, a high level of privacy—an unusually large amount of privacy for its 2+ acres and some other interesting features.
This home at $475k sits in an exciting price range. My listing at 27675 Kennedy Gulch Road contracted the first day it was on the market, 31547 Conifer Mountain Road (MLS #8652898) contracted almost as fast, and its uphill neighbor at 10685 Beas (MLS 3882663) also contracted in just a few days.
So we know the Conifer Mountain market is hot— I call it the track meet market. When a good listing comes on the market there is a race among the buyers to get in, see it and make an offer on it before any one else has a chance.
This home should experience some of that excitement as well. The long, paved, low grade driveway is well designed and built and provides easy access to a drive-through 3 car garage.
I’ll be curious to see how buyers react to its siding and architecture. The homes I’ve mentioned above are all either cedar or log and this one is t1-11 style siding and the paint scheme is a little softer than mustard but it definitely has that flair… Likewise, the roof line has some very steep angles and large spans of siding that have what seems like small windows. That may make for a very efficient home to heat but it lacks curb appeal in my opinion.
Inside it has a very pleasing layout with seemingly excellent maintenance. The home was built in 1983 but it is clear that it has seen some significant remodeling over the years and has been lived in gently. It’s priced below the average sold price per square foot for total square feet at $152/SFT and represents a strong value relative to any active listings in Conifer of similarly sized homes. I would probably move the laundry room out from where it is now and it looks like there is a logical place to put it—ideally an easy project to improve livability.
The home has fresh paint and the carpets are in good condition, the kitchen has been updated and some expensive maintenance items have been completed including a radon mitigation system.
If you’re in the market for a 3 bed 3 bath home in Conifer under $500k then this one should be on your list!
In general I think this home will sell well in today’s market and I expect it to go fast.
