There are currently 14 available homes for sale in the Buffalo Run/Outlook area. Only 4 of which are older homes. The other 10 are all new builds. Five of the new builds are listed by Lokal, a local builder with prices starting at $360k up to $413k. The homes are located at the Fairways at Buffalo Run.
Two of the new builds are located at the Outlook Pointe subdivision. Those home prices are starting at $330k.
The other 3 new builds that are on the market on the new condominiums being built by CPM Construction at the Jasper Street condominium complex. These prices are starting at $257k
As always there is a big variation in price point in this area from golf course view to condominiums.
In mid November, there were 55 active listings in Reunion and Buffalo Mesa. 35 of which are already under contract! The average price per square foot on active listings is approximately $154 which is right in line with October’s recorded sales.
Of the 20 homes that are waiting for buyers, there are a few that are simply trying to push the market too much and are overpriced. One listing in particular has been on the market for over 120 days and has not had one price decrease.
October closings showed a little more activity than September with 18 homes closing in the Reunion/Buffalo Mesa. Average days on the market decreased down to about 20. Average price per square foot on homes sold
We currently have 62 active listings in Reunion and Buffalo Mesa! 38 of those are under contract. Average days to contract for those 38 was 22.
There are 24 homes homes that do not have contracts. 10 of those have surpassed the average days on market. Of those 10, I can say they are either overpriced for comparable homes or perhaps are not in showing condition. I noticed a few have renters currently living in them and sometimes those homes are hard to show. I personally like to recommend that if you are trying to sell a home with a renter living in it, offer the renter some incentive to keep the home in top notch showing condition!

As of mid-September, 2015, there are 56 active listings in Reunion and Buffalo Mesa. 27 of those listings are under contract. The average days for those 27 to go under contract was about 28. However, that average was slightly skewed because several of the homes were way over priced, or had severe pet smells or very unusual interior paint colors.
As far as the listings that do not have contracts, some of those are just coming on the market. The other listings that are still sitting with 30 or more days probably tried to push the market too much and will need to come down in price in order to sell.
