      January 2016 Market Update for Roxborough

      December saw a slight uptick in sales from November, however new listings fell off of a cliff. Only five new listings in December left inventory at a very low 55 active listings. Here are currently only five listings under $400k.

      2016 is projected to have Denver top the nation with 7.7% appreciation according to the Denver Business Journal. This follows an 11.7 growth amount in 2015, which also topped the nation. Roxborough has some interesting market conditions that will have some interesting pressures on home prices. With the construction kicking off on Sterling Ranch, we should see an increase in interest to Roxb

      Roxborough 2015 Quick Year in Review

      What a year in Real Estate! Mostly ups, a few downs, across Colorado. Roxborough rode high in most categories (As an fyi, this data includes, the entire Roxborough area, including the Park, Village, Chatfield Farms and Revanna).

      Average price point jumped over 9% in Roxborough moving to $420,139.00.

      Price per Sq Foot moved about 11% to $141.42.

      Days on market held about the same at 43 days on average, down one from 2014.

      The one real down number is that total sales dropped by 21 homes in 2015. Not a huge number (less than 10%) but not insignificant as well. More than likely that was due to the very tight inventory that drove prices up so much, but worth noting.

      Currently, there are 38 homes active for sale in Roxborough Village, Park, Ravenna, Chatfield Farms and Estates. Only five listings are under $400k, although all but two sales in November were under $400k. This would seem that the upper-end market is slowing down quite a bit, however, almost exactly half of the homes under contract are above $400k, and about a quarter of the homes under contract are over $600k. That market is still healthy, but this will be the slowest month of the year in that general price point.
