    • January 2016 Market Update for Renaissance

      The current inventory is dominated by new construction. Out of 21 current active listings, 8 are under contract, leaving 13 true actives. Of those 13 true actives 9 are new builds.

      The 13 true actives are all priced above $400,000. The only new listing in 2016 so far was 1521 Venice Ln a 2 bed, 3 bath townhouse that hit the market on 1/6/2016 for $324,950. It went under contract in 5 days.
      The 9 true actives that are new construction range in price from $469,000 to $889,000 with an average price per square foot of roughly $155/SF.

      December produced 5 total sales – 4 single family homes and 1 townhouse. The low sold price was $353,900, the high sold price was $695,000, and the

    • 2015 Real Estate Recap

      In 2015, the real estate market performed as expected — Exceptionally Well! Total number of sales was basically unchanged from the year before with 87 total sales in 2014 and 86 total sales in 2015. Looking at a quarterly breakdown, 2015 outperformed 2014 in total number of sales in 3 out of 4 quarters. The only thing that throttled the number sold was the tight inventory. Sales volume increased from 2014 to 2015 by just over 4%. The average sold price in 2014 was $477,141 and grew in 2015 to $502,517. Very solid numbers here and looking forward to similar results in 2016!

    • Infographic: December 2015 Market Update for Renaissance

      Currently, there are 19 total listings in Renaissance, Meadow Mountain, and Portico. These actives are made up of 7 attached dwellings and 12 single family homes. Of the 19 total actives, 8 are under contract, 5 are to-be built, leaving only 6 true active properties in standing inventory. The active properties are more expensive than most buyers would hope for. Only 1 active listing is priced below $400,000 – 1651 Venice Ln. – a 2 bed, 3 bath townhouse listed at $329,700 (Under contract in 5 days). In fact, 13 of the 19 active listings are priced above $500,000.

      Currently, there are 22 active listings in Renaissance, Meadow Mountain and Portico. The majority of the actives are new construction scheduled to be built in the coming year. 11 active listings are already under contract. There are more like 8 true active listings.

      The current inventory is more expensive ranging in price from $468,000 to $2,100,000. There is only 1 current active listing under $400,000 – 1671 Venice Ln, which is a 2 bed, 3 bath townhome priced at $352,900. It went under contract in 5 days.

      October produced 6 sales in the community. The low sold price was $370,000, the high sold price was $950,000, and the average sold price was $540,583. The 6 sales closed after an average of only 40 days on market.

    • 2015 Turkey Trot

      A BIG thanks to everyone that came out to support the 41st annual Turkey Trot!!! This year was record setting with 2,020 participants (300 more than 2014). Such a great community event! I enjoyed greeting everyone at our 8z Shasta trailor and I look forward to seeing you all next year.

      The majority of active listings are expensive, well above the average sales price. The lowest priced active listing is listed at $470,000 and that’s for an attached ranch home.

      4641 Lucca Dr – 4 bed, 4 bath, 2474 sq. ft., $390,000

      4621 Portofino Dr – 3 bed, 3 bath, 3144 sq. ft., $395,000

      Both went under contract in 3 days

      In Renaissance, Meadow Mountain, and Portico there were 11 new listings in August. This number went up slightly from the previous month. The new listings had a low list price of $300,000, a high list price of $998,000, and an average list price of $550,914. 6 of the August new listings are under contract. The remaining properties have an average list price of $627,011. Currently, there are 14 active listings in those communities with an average list price of $961,421. This tells us that the listings hanging around on the market are the pricier ones.

      There were 8 total sales in August. The low sold price was $335,000, the high sold price was $1,335,000, and the average sold price was $569,612.
