    • February 2016 Market Update for Eisenhower

      The 2016 real estate market for the Eisenhower neighborhoods is off to a nice start.

      What our market needs is homes for sale. The month of January isn’t the typical time of year to see a lot of new properties for sale though. There were 2 new listings in January (both of which are now under-contract).

      * 108 Huron Ct. 3 bed/ 4 ba 2248 sq. ft $610,000 Days to offer: 17 (listed by Erik Boye @ 8z Real Estate)
      * 4499 Dallas P. 3 b bed/ 3 ba 2794 sq. ft $640,000 Days to offer: 4

      Although this time of year we are typically low on inventory of homes for sale I was encouraged to see 5 closed transactions/sales in January this year (last January 2015 there were only 2).

      * 270 Seminole Dr. 4 bed/ 2 ba 2336 sq. ft $625,000 Days to off

    • January 2016 Market Update for Eisenhower

      2015 was one of the best years for real estate appreciation in decades. The average price of a home in the Eisenhower community jumped to $795,000 (up 23% from $647,000 in 2014). Another barometer of real estate growth is the average $/sq. ft. In 2015 the average $/sq.ft sold in the Eisenhower community was $256 (up from $240 in 2014). However the # of sales and volume was down in 2015 (60 sales and $47 million in volume in 2015 vs. 80 sales and $51 million in volume in 2014). There are lots of intangible factors that determine market value for a specific home but averages are a great way to analyze trends in the market.

      Here is a fun 5 year snapshot:

      This is the time of year where activity in the local market slows a bit based on typical seasonal trends. There are currently 8 properties for sale in the greater Eisenhower area (For a detailed view of these listings including all photos, virtual tours and more, visit: http://www.IRESis.com/cwa/link/?llid=wsm4wn). Note: For someone looking to move at years end there are a few good options!

      The days on market this quarter into the 1st quarter of the new year tends to go up a few weeks and sometimes even a month. This is typical as there are less buyers and the holidays tends to see buyers go into temporary hibernation. After the first of the year I anticipate buyers jumping back into the market and w

      October is when we see a temporary seasonal decline in new listings for sale. This typically lasts till January and picks up from there. Last month there were 4 new listings were added. Now there are a total of just 11 listings for sale in the Eisenhower neighborhoods (of which 4 are currently pending). That said, there are still some great options for those looking to buy before years end. I can’t believe its been so warm in Boulder lately. This fall warm weather and beautiful fall colors is helping the real estate market avoid the typical fall/winter slow down. Currently there are 18 homes for sale (of which half are under-contract).

      Here’s a link to the current inventory (both active and under-contract):
