    • March 2016 Market Update for Ralston Estates

      Our neighborhood currently has 2 active homes on the market as of March 14th. The average listing price per finished square foot is $142/psf and current active days on the market is averaging 7. The townhome that is currently active will be going under contract on 3/15 (per the MLS) so really, we are back to extremely low inventory!

      We are seeing the really nice homes sell even higher than predicted. There are bidding wars that bring the purchase price over the listing price and sellers are usually able to negotiate really good terms as buyers have learned they need to be flexible to win deals. The way the homes are marketed, staged, and shown are extremely important to help get the best possible price.

      Ralston Estates had 5 homes sell in February compared to 4 homes in January. The average days on market was 14 with the average price per finished square feet at $166/psf.

      The average days to contract dropped in February most likely due to the market picking up.

    • January 2016 Market Update for Ralston Estates

      Our neighborhood currently has 4 active homes on the market as of January 11th. The average listing price per finished square foot is $149/psf and current active days on the market is averaging 33.

      I’m keeping an eye on 12665 W 67th Pl. This home went on the market in early 2015 but was pulled off and underwent some major renovations. It was listed back on the market in October at $399,900, then reduced to $385,000 about 45 days later. It went under contract the day after the price decrease but was then placed back on the market a week later where it stands today.

    • Arvada Beer Company- Closed Doors?!?!

       

      As you can see by the photo taken on January 15th, it looks like Arvada Beer Company has closed its doors and the location is for Lease. There is no indication on their website or Facebook page as to the status of the brewery, but an article written in Westword magazine on January 12th, Arvada Beer Company was recently mentioned to potentially add a kitchen to the location. It was also mentioned they might be joining forces with Dad & Dudes Breweria to allow Dad & Dudes to produce beer at the Arvada location.

    • Infographic: December 2015 Market Update for Ralston Estates

      Our neighborhood currently has 9 active homes on the market as of Dec. 7th. The average listing price per finished square foot is $184/psf. As predicted, we are seeing a typical slow down with the holidays in full gear. The large home on Indiana Street is still on the market due to the large lot and square footage of the home. This home is listed at $1.7 million. It has been on the market for 150 days and has not had a price decrease. I’m still keeping an eye on 6426 Zang Ct. It was under contract on Oct. 26, but is now back on the market- totaling 154 days total. It also already went through a few price drops in the summer and the previous listing expired.

    Our neighborhood currently has 8 active homes on the market as of Oct. 5th. While this seems like a lot compared to the crazy spring and summer months, this is very typical for this time of year.

    The large home on Indiana Street is still on the market due to the large lot and square footage of the home. This home is listed at $1.7 million.
    The typical Ralston Estates home in the upper 1900 SF- 2200 SF range is selling in the $350K range depending on updates and lots.
