      East Berthoud continues to have very low inventory. Only one active home on the market. Beauitful 8,505 sqft home an equestrain paradise.listed at $2,349,000. Serenity ridge continues to have a few lots for sale if you want to bring your own builder. It will be interesting to see what is going in place of the old motorcycle track just west of 1-25. Just across 1-25 they have started the infrastructures for the new gas station. It will be nice to have another convenient option for fuel nearby.       5 new properties have been added to active listings in Johnstown southwest. A total of 17 properties are active with an average price of $311,602. Of those 17 12 are active/backup under contract.Still very low inventory. Johnstown continues to offer affordable housing with great neighborhoods and a small town feel.Average prices have increased just not as much as surrounding areas. 15 single family properties have sold in the last month 2 attached properties sold. Average days to contract single family home 62 days. Average days to contract on attached dwelling 23.5 days. Market continues to move fast!

    • November 2015 Market Update for South Johnstown

      There are 36 active properties in South Johnstown on the market. Up 10 from last month. The average price per sq ft is $109.45. Single family detached homes with an average sq ft of 2900.

      We continue to see prices steadily increase not as fast as in the summer but still an increase.

      20 properties sold in Oct compared to 27 in Sept and 15 in Aug. The days to contract range for 1 to 220 days.. The average days to contract is about 20 days with larger higher priced homes being a bit slower. All in all the market is still moving fast

      The average sales price in South Johnston is $309,981. The majority of homes sold this last month are single family homes in neighborhoods Under $400,000.
      South Johnstown continues to be very affordable The average sales price in South Johnston is $309,981. This makes the area more desirable because you can get a fantastic newer constructed home in a upscale neighborhood at a great price.

    • November 2015 Market Update for Berthoud East

      There are 3 current listings in Berthoud east ranging in price from $2,349,000 for a large estate acreage horse property to $465,000 smaller farm house acreage property. Also one neighborhood property in serenity ridge.listed at $565,000..

      Berthoud east continues to have a wide range in properties for sale.. Average price per sq foot is $149.00.With a low inventory of homes in the $250,000 to $350,000 price range. However to the west 2 new home builders have broken ground off of Spartan ave. Dream Finder homes and St Aubyn homes Both will be priced from the 300′s. This should help with the low inventory and add more affordable homes in Berthoud.

      Two properties closed in Berthoud east this past month. Both are in Serenity Ridge. St Aubyn continues to close out their build in the neighborhood.
