    • January 2016 Market Update for Northridge-Highlands Ranch

      Currently there is a low inventory in Northridge with 3 active listings. Homes under $400,000 seem to go under in under 10 days.

      625 Ridgeglen was listed on January 13th and under contract on the 18th. This home was nicely staged and updated with new kitchen cabinets and vinyl flooring. It showed nicely at the open house and is no surprise that it is under contract so quickly.

      1085 Cobblestone has been sitting 6 days already because they are not allowing showings until Feb 1st. This home is priced at $350,000. Without seeing this home, I would say it is overpriced. The few pictures that are up show that is outdated and will need TLC as the MLS indicates. The home across the street just sold for $343,000 after

    • Property Values On Rise, Along With Taxes In Douglas County

      There will be some changes regarding taxes, from the most recent appraisal in 2015.  Because of the increase in property value, many will see their property taxes have increased as well.  “We want to prepare folks that they will see an increase and we want them to understand where the money is going,” Frizell said.

  • November 2015 Market Update for Highlands Ranch-Northridge

    Northridge currently has a low inventory of homes for sale at only 8 listings. Three of these listings have been sitting for a month or more. Recently I visited 1046 Cobblestone Dr. which has been on the market since August. This home is a beautiful and large home. I believe it is priced in line for the finished square footage provided, however, for its location and comps along Cobblestone, it is priced high. I would price this home more in the $330,000 price range.

    If you look at this month’s active listings, in comparison to October’s, you can see a significant slowdown in the number of homes being listed. With half the amount of listings, buyers will continue to struggle with the purchase of a home.

    The homes we are seeing at this point in the year are sitting between $330,000 – $450,000. Any home that is priced below the $330K mark are not lasting long. Do not let this discourage you from purchasing a home during the winter seasons. Often times, t

    Here’s a photograph from my own home. I am seeing that reclaimed wood and re-purposing of materials is big. This shelf is made from reclaimed barn wood and gas pipe. The toilet paper holder is also made from gas pipe.
