There were 7 new listings in July, 4 of which were townhouses/condos. 6 of which are under contract or sold now. New listings were up 2 from June when there were only 5. The average PPSF on single family homes sold is $268 versus $290 on C/T’s. There are more more condos/townhouses available there for they are taking longer on average to get under contract. Average days to contract is 52 days. We are seeing more new build townhouses in the neighborhood being built.
There were 7 sold listings in Baker during the month of July. Renovated single family homes are highly sought after in Baker and consistently going under contract with in 2 weeks or less if priced right. One of my favorite sold listings was 145 S Cherokee St Denver, CO 80223. It was very eclectic and renovated. It has awesome blue back splash in the kitchen exposed brick walls.
Single family homes are going under contract almost twice as fast as C/T. Inventory through out state is starting to loosen up and is giving buyers more opportunities.
Baker is a highly sought after community. That being said if you consider listing your property I would still recommend hiring a staging consultant. Reason being is that the properties that have lasted on the market longer than two weeks to a month are either over-priced or look either too cluttered or completely vacant and sometimes its hard for a buyer to see how there furniture will fit into the homes.
