Berthoud remains one of the better kept secrets in northern Colorado. From a sellers standpoint our statistics are a little behind that of surrounding communities. From a buyer’s stand point we are a little more competitively price without as many competitive bids giving buyers a moment to breath before they sign on the dotted line. We are still in a sellers market, but Berthoud is unique in that we are a little more balanced. Lets explore the numbers a little to see why.
Average days on market (ADOM) is a good stat to look at. In Longmont the ADOM is 45, in Fort Collins its 46, in Loveland its 50 and in Berthoud its 54. What this shows is that sellers will still sell their home in a reasonable amount of time and buyers will still need to move quickly and competitively but have a little more time than their counter parts in the surrounding areas.
Now lets look at price. The median sales price for homes in Berthoud CO is 360,454. This represents an increase of 8.7% compared to the prior year. Sales prices have appreciated 52% over the last 5 years in Berthoud. The increase in Longmont is 9.6%, Loveland 11.6% and Fort Collins is 15.5%. The average price per square foot in Berthoud is $142 where as in Fort Collins it is $159. What all this means is that Berthoud, while being in a sellers market is still a good buy as compared to the surrounding areas.
The other thing I really love about Berthoud’s market is the fact that we have such a wide variety of properties. We have everything from the condo to the suburban family house to the gentlemans farm the large farm. With the increase in listings in our area the choices have increased. What this means is we have something for everybody at a price better than the surrounding areas
So, for now, Berthoud is the place to be on any side of the transaction. We are a better value than the surrounding areas but still moving through our inventory quite well. As demand and the prices in the surrounding areas increase Berthouds market might heat up as more people discovers us. When will that be? Hard to say. I haven’t honed my crystal ball skills quite that well yet. Regardless of future predictions right now is pretty good for all.
