There are a number of active listings in August – 6 single family homes and 4 condos/town homes. Single family homes range in price from the usual in our neighborhood: $385,000 to $495,000 and one listing on Mom’s hill priced at $1.1 million. The active condos and townhomes are trending more expensive than average. Current average list price is $253,000, while the current sold price for condos/townhomes to date in August is $237,000. The beautifully remodeled townhome on Alkire is driving up the average price for attached single family homes.
There are 15 homes under contract in the neighborhood: 8 single family homes ranging from $319,000 list price up to $529,900 list. The 7 condos/townhomes range from $199,500 list up to $275,000.
July of 2015 saw $2,540,000 in volume in the single family market, with 6 homes sold. To compare, the volume in July of last year was $1,484,500 with 4 homes sold. The average sold price increased from $371,125 up to $423,400 in one year. The condo/townhome market saw the same jumps from last year. July of 2015 saw $2,054,000 of volume with 9 homes sold, compared to $1,187,000 last July with 6 homes sold. The average price of homes increased from $198,000 to $228,000 in the last year.
July has also seen a reduction in the number of days on market from July of last year. Single family homes dropped from 38 DOM last July compared to 23 days this July. Condos/townhomes dropped from 19 DOM compared to only 10 days this July. Single family homes received 99.74% of original list price this July, while condos and townhomes received 102.46% of original list price.
Supply appears to be increasing this month, with 4 single family homes available in the upper $300s to low $400s. Homes priced even a little too high have been sitting for longer than they did even 2 months ago.
