    There are signs that more homes are hitting the market in the Secrest Area and Denver sub areas. In The Secrest area there are 5 Active homes on the Denver MLS although there are 15 homes that were active and under contract planning to close in the next month. More homes hitting the market is a blessing for buyers so they have more choices…. unlike this past spring and summer.

    In the Month Of July there were 5 homes that sold! The average price point for a 1600-2200 square feet home was $279,000. The market in this popular Arvada area keeps moving up! It appears there are homes selling above the $300,000 range, in this case these homes are 100% totally Remodeled and done in a classy and beautiful manner. The market IS demanding this for Secrest. The random 1960 ranch home that has old furnishings, not remodeled seem to fetch the 250-280k range. Homes are fetching 102% percent of asking price, but because there are tad more homes on the market, the July solds took 14 days to sell not like last spring or even June that sold quicker. Keep in mind that 14 days IS STILL FAST to sell! We need to put this in perspective.

    There is a home listed at 400k in Secrest which I find to Way over priced. The home is stunning although as a norm, The highest July 2015 Solds was at $313,000. This is a desirable area 64th-70th-wadsworth-Sheridan… It’s Classic Arvada with the Secrest Outdoor Swimming Pool, Park and School and Teen Center.

    My predictions this fall is that more Secrest homes will be on the market, more inventory equals more choices for buyers but buyers still need to more quick if they want to win the bid and still need to offer full price or more.
