Another productive month in The Creek. We had 10 sold homes vs 12 last month. There are currently 10 homes under contract and 3 active listings.

Southcreek had a total of 7 homes sold. 2 single family and 6 townhomes. The single family homes average sold price was $302,500 vs $345,000 last month. The average price per sq ft above grade was $ 171.48 vs $166.5 last month The average days on the market was 8 which is up slightly from 4 last month. The average price per sq ft went up even though average sold price went down. This just means atleast one of the homes that sold was a smaller model. Price per sq ft is still going strong, indicating a strong market
Southcreek townhomes average a sold price of $250,916 this month vs $247,214 last month. The average price per sq ft was$172.39 this month $174 last month and the average days on market was 4.5 this month vs 5.4 last month.
Creekview had 2 sold homes in July. 1 without a basement and 1 with a basement. The average sold price for no basements was $275,000 vs $300,000 last month. The average price per sq ft was $189.13 vs $166.85 last month. The average days on the market was 1 this month vs 5 last month. Only having one home to use to compare previous months can skew our numbers. However, the price per sq ft improved, so a sign of a gaining market.
The average sold price for homes with basements was $345,050 vs $340,000 last month, average price per sq ft was $176.94 vs $166.85 last month and average days on market was 4 vs 23 last month.
Not a lot of changes in The Creek month to month. We seem to maintain our consistent gains and strong activity month over month. With 10 homes under contract we will have some more of the same in August. I think our days on market is going to tick up a bit, but taking a week or 2 to sell your home instead of a day or 2 is still evidence of a strong seller market. All signs point to a continued sellers market for the foreseeable future.
