With a total of 68 active SFH and ATD properties, overall inventory is dropping (85 on last report). Average sales price for single family homes is up quite a bit as we had quite a few higher priced properties sell over this period. Average price per square foot is up, again, resulting from the sale of some more expensive high-end homes. Number of sales is down slightly which is to be expected for this time of year. The skinny is that the market is holding pretty steady when expected seasonal down turns are factored in. Average days on market has gone up quite a bit but I believe that is an anomaly that also relates to the larger that average sale of luxury homes. There were a number of luxury homes that were on the market for well over 200 days with the longest at 255 days. There are fewer people in the demographic that buys homes over $700,000 so its a smaller pool to draw from. Some of these luxury homes have land and barns and it takes just the right buyer so they can take longer to sell. Moving forward I’d expect things to hold steady with the normal seasonal declines in buyers and inventory. Serious buyers and sellers won’t see to much difference other than the seasonal rhythms common to this type of market ( a little less inventory, slight decrease in buyers). The caveat to this is we might start seeing employees of the soon to come google campus in Boulder start to buy up properties and this could provide an uptick in sales over the winter. With the google campus completion about a year away we could start seeing the googlers arrive at any time. While Berthoud is approximately a 40-60 minute drive to Boulder (depending on your route) those looking to live rurally will find much better deals here than in Boulder and thus might be willing to make the trip. Also, buying this time of year is just a little less stressful than at the hight of spring and summer so some savvy buyers might choose to buy now.
