Infographic: December 2015 Market Update for Cherry Hills Village
November’s Cherry Hills Village average sold price (derived from 11 closings) dipped slightly to $1,423,318. The highest priced closed for November was 29 Foxtail Circle at $2.8M and lowest was 5801 S Happy Canyon Drive at $675,000. Ironically both were on market for roughly 120 days, the longest days on market for all 11 homes that closed. The average DOM for the month was 46 and the average sold PSF Above grade was $377.00, which is a 13.5% increase from this same time frame last year.
Three homes in CHV came on the market in November, one being 100 Glenmoor Lane, which has been on and off the market since the fall of 2013 and is now listed for $295,000 less than what they were originally asking. Six homes were under contract in November, which compared to this same time frame last year (zero under contract) is positive.
With a healthy inventory of 44 homes on market for November, CHV has an ample supply of homes for sale. The median asking price of these homes is $2.9M with an above grade asking price of $537.00. As 2016 edges closer and list prices versus sold prices remain above 90%, it should be strong December for our neighborhood market.
