October is when we see a temporary seasonal decline in new listings for sale. This typically lasts till January and picks up from there. Last month there were 4 new listings were added. Now there are a total of just 11 listings for sale in the Eisenhower neighborhoods (of which 4 are currently pending). That said, there are still some great options for those looking to buy before years end. Even though there are less homes selling as we get into the winter months, the market is still active and doing well. Last month’s 8 sales represented a median sales price of $729,500 a median $/sq. ft of $245, and these homes went under contract in just 15 days.
