    I cannot believe it is already November and Thanksgiving Thanksgiving is only a couple of weeks away. I felt like Halloween was a great success for the neighborhood with tons of kiddos out and about. There were definitely some spooky decorations scattered throughout and tons of candy to go around. As for the real estate market it was not quite as plentiful as the candy my girls came home with on Halloween. 

    For all the neighborhoods combined the total volume of sales for single family homes fell from $6,151,857 in September to $3,547,384 in October. The number of single family homes sold was down from 17 to 10 last month as well. The average sales price dropped as well from $361,873 in September to $354,738 in October. The condo market stayed pretty steady with 5 sales in October which was up from 4 in September. The total volume went up as well from $637,500 to $776,900, but the average price dropped from $159,375 to $155,380.
    In Horseshoe Ridge there was only one home that sold last month which was the Richmond model home that sold for $524,950. There are currently 6 active listings that are ready to move-in with Berkeley having a home in the MLS that will be ready in January sometime. The active listings have an average price of $471,680 and have been on the market an average of 56 days. There are also 6 homes that are currently under contract that will be closing in the coming months. We currently have 3.5 months of inventory which still makes it a sellers market.
    In Stroh Ranch there were 9 homes that sold in October at an average price of $335,826. As far as active listings go there are two single family homes and one condo that are on the market. Village on the Green has a handful of active listings on the MLS as well but it is hard to tell when they will be ready for move-in. There are currently 16 single family homes that are under contract and 7 condos under contract as well.
    Robinson Ranch had it’s lone listing go under contract recently and there was no activity to speak of in Country Meadows last month.
