There were 2 “new” listings in September. However, one of those listings was just taken off the market one day and put back on the next. The new listings are located at 1055 8th Street and 1836 Baseline. There are currently 11 active listings in the Chautauqua neighborhood of which 2 are under contract.
The average sold price for September was very close to the average sold price in August, $1,414,778 and $1,416,905 respectively. However, the average price per square foot was up significantly in September to $450 versus $432 in August. This number was definitely influenced by the fact that only one house sold in September.
Like I said above, only one home sold in September. The home was located at 400 Christmas Tree Dive and went under contract in 5 days for $25,000 over the asking price.
