September 2015 was an active month for Cherry Hills Village. Ten homes closed in September which was the same amount for August. The average recorded sold price for September 2015 was an impressive $2,412,430, up $232,430 from September of 2014. Larger homes have been selling and going under contract throughout the neighborhood (sq ft above grade average 5,200-5,600), which is a direct correlation of the CHV sold price increase.
The number of new active listings remained strong too as we head into winter with a total of 12 new active listings ranging in price from $3,900,000 to $790,000. The average price per square foot of homes sold over the past three months was $338 which is consistent with finished PSF for closed homes in September at $329. The sold versus list ratio for homes sold in September was 90% which is fantastic for sellers in the luxury market.
