    The month of September brought us the beginning of another great football season as well as another great month in real estate. In our neighborhoods the total volume of sales for September was a solid $6,151,857 for single family homes. Last year in September the gross volume was only $3,734,400 for single family homes. There were 17 homes that sold this year compared to just 11 last year. We have also seen the average price per square foot total sky rocket from $118 last year to $131 this year. The average sales price was at $361,873 this September which is up from $339,490 in September of last year as well.

    The condominiums that are in Stroh Ranch have also seen a big jump from last year to this year for the month of September. For both years there were four sold properties for the month. The total volume for this September was $637,500 up from $534,800 last September. The average sales price also jumped to $159,375 from $133,700.

    With the colder weather approaching we will continue to see the market slow down as it does every year at this time. The days on market for homes continues to rise as do the price adjustments for sellers. It is still a sellers market in our neighborhoods but the next three months will give buyers the best chance to buy. If you have been renting and just waiting for the right time to buy I think it is finally your turn to get in the game.
