Currently there are 3 active listings in Old Town Louisville and 3 that are under contract. This month was on par with the previous 3 months with 5 new houses becoming active in the market at any given time. With the summer winding down normally we would see a seasonal slow down, but since it has been so beautiful out that shift hasn’t happened as of yet. Here
Price per sq ft has increased significantly from approximately $250 to $326 in the last 6 months! Louisville remains on the sellers side of the market with low inventory which doesn’t seem to be letting up anytime in the foreseeable future.
Houses that are selling are selling in a very short amount of time, 20 days where the average is about 30. The price points for our market have stayed consistent in the $500,000 range give or take. For those buyers that are just getting into the market, there is positive news. While Old Town continues to be in a sellers market, the seasonality will allow it to slow down. This slow down will allow patient buyers that are looking for property in Old Town the opportunity to find a property that doesn’t have 5+ offers on it and perhaps not a bidding war.
