One trend we’ve noticed with the seasonality of real estate sales here in Fort Collins is the significant decline in buyer activity in August and September. Most home owners do not realized this however and continue to put homes up for sale during this time (often at very high prices)! The average sales price for Troutman Park last month is up 21.34% over the average from homes sold in September of 2014.
Much of this is a reflection of our markets general appreciation but there is another variable worth mentioning. This year more owners are realizing how much return they are netting from preparing their homes for sale and offering some updates rather than the original fixtures that we saw in many of the places sold last year.
What this data tells me is how important timing the seasonality of local sales can be. Right now buyers can get a much better deal than they would have seen in March-July because of the drastically reduced competition and temporary flood of inventory.
Sellers are able to maximize their proceeds when they offer their home for sale in the Spring through July.
If you’re thinking about selling a home in the Troutman Park community it would be wise to start considering preparations for selling next year. As we come upon the holidays activity will slow down as it always does. Once we get into the new year things will start to pick up and take off with buyers actively returning to compete for the purchase of properties.
