As we get into the fall months in Southern Hills, we’re seeing the number of new listings drop. We saw 14 new listings in July, 11 in August and only 7 in September. This is a fairly typical seasonal pattern echoed around Denver, but maybe a bit more exaggerated here in Southern Hills due to the strong connection between the school and the neighborhood.
Recognized as one of the best schools in Denver, Slavens K-8 that has become a beacon for Southern Hills. When looking at great neighborhoods in the cities balanced against the best schools, Southern Hills is right up there with the best-of-the-best. And because of school-centric community, much of our real estate patterns inherently follow the school patterns. After August, typical psychology suggest that people have settled in for the season and may wait until next Spring to sell when they know that the new families are eagerly looking to get into the neighborhood and it’s star school.
So is this the best way to do things? Not necessarily. We are still in a seller’s market, after all. We’re no doubt in the best period of time all year to be a buyer, but inventory levels are still far lower than where they are in a balanced market. That means that there are a quite a few buyers that would like to live here, but haven’t yet been able to find a home. So truly, it’s a great time to list your home too! (And really, the only pocket of time I’d ever advise someone against listing is between Thanksgiving and New Years each year.)
