Single family homes priced under $500,000 are few and far between. Homes on the north side of Baseline are selling quickly because it’s one of the more “affordable” neighborhoods in town (in addition to being filled with cute, solid homes in a great location). There are no homes currently available in Park East/Aurora Terrace, but there is one home in East Ridge (located between 28th & 30th): 2860 Pennsylvania Ave, 1999SF, 4 beds, 2 baths, list price $750,000 – listed 8/10/2015.

The south side of Baseline is attractive to buyers with a higher budget who are looking for more square footage.
There are 4 homes currently available:
98 Pima Court, 2898SF, 5 beds, 4 baths, list price $729,000 – listed 8/6/2015
235 Pawnee Drive, 3912SF, 5 beds, 3 baths, list price $849,000 – listed 7/8/2015
395 Erie Drive, 4070SF, 5 beds, 3 baths, list price $899,000 – listed 9/16/15
4370 Comanche Drive, 2697SF, 4 beds, 3 baths, list price $975,000 – listed 6/10/15

It was another busy month in the Baseline neighborhoods. A total of 8 single family homes sold in August.

Five of those were north of Baseline in the Park East/Aurora Terrace neighborhoods. Prices continue to climb with an average sales price of $491,300 in August. (There has been only one sale in this neck of the woods under $400,000 in 2015.)

The other three sales were on the south side. Frasier Meadows saw its second sale over a million dollars this month which contributes to bringing up the average sales price to $844,667.
