January 2016 Market Update for Baseline Pulse

2015 was a big year for real estate appreciation in Boulder County, the City of Boulder and in the Baseline neighborhoods.

Here’s a snapshot of the Baseline sales over the past five years based on sales reported in the MLS:

Baseline – North Side

Will we see this same jump in 2016? Inventory remains low and demand remains high. There are many buyers seeking a home in Boulder for under $600,000 so we could very well see a similar increase in the north side of Baseline. I don’t know that we’ll see such a significant increase in the south side, but I anticipate it will be between 5-10%.

In 2014, the total sales in the Baseline neighborhoods was 33 (19 in the north, 14 in the south). In 2015, the total number increased by 3 to 36 sales (15 in the north, 21 in the south).
