Currently there are 14 active listings which is less than the previous month which had 20 active listings. Currently there are 2 listings that are under contract right now. This tells me that maybe things are slowing down just a little in this neighborhood, but that doesn’t mean that it will last.
The two listings that are under contract were listed at $330,000 and $360,000. I can see why these listings are under contract and have an average DCOM of 14! It is not often that you come across prices like these in this neighborhood. Most listings start in the 400s and go up from there.
There were 6 listings sold in the month of December which is one less than the previous month, which sold 7. The average price was $473,425 which seems about right given the variety of prices this neighborhood experiences.
There were two condo listings that sold for under $200,000 which is pretty great for this neighborhood considering the amount of new construction the area has that has contributed to the average prices starting in the 400s.
The sold data tells me that things may have cooled off just a tad with the last month here but that doesn’t mean that it is going to last. There are fewer active listings and fewer sold listings but that is pretty typical for the winter months. Especially given that there is so much new construction here, it is typically to see construction slow down during the winter.
Although it has appeared to cool off slightly in this area, I still think this neighborhood is going to be hot come Spring and Summer. Construction may have slowed down due to the winter months but come Spring I think we will see things pick up again.
