Another year comes to an end. Every year I find the time goes by faster than the last. I do love end of year though because we get to see what has happened to our market in our little neck of the woods over the past 12 months. It’s a fun way to look at the big picture of what is happening in The Creek. In 2014 there were 110 properties sold in The Creek. 80 in Southcreek and 30 in Creekview. The average days on market was 12. This year I will break it down in a little more detail. Here’s the scoop:
2015 there were 54 townhomes sold in Southcreek. The average days on market was 5.4, average price was $241,244 (keep in mind this includes 1 car and 2 car garage units), and the average price per sq ft was $172.
13 single family homes sold in Southcreek in 2015. The average days on market was 6.6, average price per sq ft was $169, and average price came in at $319,869.
Creekview had a total of 29 homes sold.
11 were homes without basements. These averaged 4.6 days on the market, $184 per square foot, and a price of $305,886
The 18 homes with basements averaged 7.8 days on the market, $178 per square foot, and and average price $382,222
We have made some nice gains in price and even reduced our days on the market since 2014. I still find these numbers amazing because I can remember a time not so long ago that you could buy a single family home in Southcreek in the low 200s, a townhome for under 200k and the homes in Creekview were in the low 200′s (without basements,) and the high 200′s with basements. Quite the change over the last few years. The market looks like it will continue to make gains in 2016. Denver is predicted to be one of the strongest markets in 2016
Now lets take quick peek at whats cooking for January in The Creek. We have 3 active townhomes in Southcreek and one active single family home. There are no active listings in Creekview. There are 5 homes under contract in Creekview, 6 townhomes under contract in Southcreek, and 2 single family homes under contract in Southcreek. 13 total under contract homes in significant since we are just past the Holidays that typically cause the market to slow down.
The Creek continues to be a highly sought after area. Whats not to love. We offer affordable prices, beautiful neighborhoods, excellent schools and convenience to so many things. I am not sure why anyone would live anywhere else.
