    October 2015 Market Update for The Broadlands

    The Broadlands is just that Broad. A large selection of properties ranging from the Million plus Estate homes on the golf course with mountainviews and truly custom homes. There are currently 4 active in this category and 2 Under Contract, of the 2 Under Contract, one was contracted very quickly in 6 days where the other lingered for 192 days which is more in line with the luxury home market in Broomfield. The home at Kahler Pl that contracted quickly had the perfect combination of high end amenities and location, with views of the mountains and the golf course. A perfect home for entertaining.

    The selection in the Broadlands varies from the Luxury category to the single home upscale homes, to the Cottage style detached single family, to the attached townhomes to attached condo style living. There is something for every lifestyle in the Broadlands. Generally speaking the townhome and condos are very popular with easy flowing floor plans and beautiful courtyards. The Village homes are appealing in that the are detached price range from $310,000- $380,000.00 and have rear garages and welcoming sidewalk entrances.

    Sold properties in the Broadlands are selling on an average of 98% of their list price. The market stays strong in this community. The custom single family homes ranging from 3,800SF + are in the median price point of $575,000.00. The condo market is sparse as there is only 2 solds for this period. The price range for the condos sold are $305,000.00-$349,000.00.

    The appeal is the relatively new construction and all the conveniences that go along with newer homes. Great floor plans, high efficiency appliances and modern conveniences.

    What makes this neighborhood desirable is the variation of home styles, the new construction styles and amenities, the beautiful views including golf course, pool, community house, and mountains. There is also walkable retail plaza which includes restaurants, and grocery stores.
    The absorption rate for the neighborhood is indicating that it remains a seller’s market. For example there are currently 9 single family custom homes on the market, 10 sales in the last 30 days = a 90% absorption rate this is a VERY strong sellers market.
