    • February 2016 Market Update for NoBo

      Dakota Ridge Neighborhood.

      There were no single family or condo/townhome sales during the month of January.  January is usually the slowest month of the year for closings because it follows two major holiday’s.

      Now that we are into 2016, it’s a good time to recap single family home sales in 2015 in the for the Dakota Ridge Neighborhood area.  2015 saw 27 single family sales with a total sales volume of $24,751,991, compared to 13 single family home sales in 2014, and a sales volume of $12,584,160.   The median single family sales price in 2015 was $896,000.

       

      Holiday Neighborhood.

      The Holiday neighborhood had one sale during the month of January; 4730 Holiday, 2 bedroom/1 bath condo which sold for $168,095.  This was a City of Boulder Affordable housing unit.

      A recap of the Holiday Neighborhood sales for 2015 we saw 7 single family home sales with a sales volume of $4,792,200, compared to 4 sales in 2014 with a sales volume of

      Dakota Ridge Market Update

      December can be a slow month for closings and December certainly was for the Dakota Ridge Neighborhood.  There were no single family or attached unit sales in the Dakota Ridge area during the month of December.  Currently there are 5 single family homes on the market, all with an active status at this time.

       

      Holiday Market Update

      There were no single family home sales during the month of December, and two attached unit sales.

      Attached unit sales:

      • 1707 Yarmouth Ave. #106. MLS 775629. Sale Price: $136,361.  1 bedroom/1 bath, 728 total square feet.
      • 1540 Zamia Ave. #102. MLS 777475.  Sale Price: $367,000.  2 bedroom/1 bath,

      Dakota Ridge Neighborhood Single Family Sales:

      There was one single family sale during the month of November compared to two sales in October.  It is very typical to find lower sales in late fall/early winter, and compound that with low inventory and you get low sales numbers.  There were no attached unit (condo/townhome) sales during the month of November.

    • Why I live in Dakota Ridge

      I live in Dakota Ridge for a lot of reasons. First, its a great family neighborhood with a mixture of new and old families. I love the location which is next to open space and trails, and close to all the conveniences that I need; coffee shops, restaurants, grocery shopping. I can walk to these locations or its a very short drive. Dakota Ridge is also a great place to live if you like to ride your bike with easy access to the country roads north and east of Boulder and mountain canyons. Dakota Ridge has a mountain living feel being so close to the foothills, and open space and we frequently see Coyotes, deer, fox, and recently a bear. Dakota Ridge also has frequent transit service with direct access to downtown Boulder.
